Successful Advertising
Here you'll find a few useful tips that can help you create a real estate ad that will outshine all others:
Heading and text of your ad
- Pay special attention to the heading of your advertisement, as it will appear in the summary, in the detailed prospectus and in the “search agent” of interested parties. It should make people curious.
- Highlight the special aspects of your property: (beautiful location, perfect for a bachelor, close to all amenities, airy environment, very peaceful, a romantic oasis in the heart of town etc...).
- Avoid repetitions of the plain facts in your description (number of rooms, property type etc.). These have already been mentioned in the property list.
- The more of the standard information you make available, the better the picture an interested party will have of your property. This will also reduce unnecessary queries later on.
- It pays to describe your property in the most accurate way possible. You will then get more qualified enquiries. Don't forget to mention special features (located on a hillside, fresh breezes at all times, pets are allowed, children are welcome etc.).
- Use preferably simple words, as interested parties may be of different ethnic background, and it may also be easier for our automatic translation programme to translate the text. Try to avoid abbreviations and foreign words.
- Mention the most important facts first.
Which photos, do you think, have a greater impact?
Insertion of pictures
- By adding pictures you will make your advertisement immensely more attractive! A study conducted by the University of Glasgow has revealed, that advertisements accompanied by pictures attract more than twice as much interest as ads without pictures.
- Make sure your pictures are of good quality. Take as many photos as possible and then select the best of them. Avoid repetitions of the same view.
- Suggested sequence: Main picture: Choose an impressive shot of the exterior, then several pictures taken inside, perhaps even a floor plan.
- A tidy presentation of the interior is most important. Outdoor photos should be taken in good weather conditions but not around noon when the sun stands high in the sky.
- Take care with the chosen section of your photos and the format of the pictures.
- Scan paper photos as "true colour" or "colour photo".
- Use the data format "jpeg" or "gif".
- Now you have already undertaken a big step towards creating potential customers' interest in your property.
